Let Redwood Design + Build guide you through your project from start to finish. We will be your one and only point of contact liaising with all additional parties involved on your behalf. Here are the costs you can expect to budget for when improving your home...
1. Initial site survey and design drawings
After our initial meeting with you we will provide you with a fee proposal for your drawings. This will include the initial site survey where we will pop back to measure up so that we can produce a set of drawings of the existing layout of your property. From these we can start to plot your design.
2. Planning application
Planning permission is not necessary for many home extensions and loft conversions. We will be able to advise you at our initial meeting as to whether or not planning permission will be necessary. If planning permission is needed we will offer to complete the application on your behalf.
3. Drawings for building control
Once you are happy with the design, we will then produce a set of drawings for building control. The fee for these will be on the quote we give you after our initial meeting.
4. Building Control fee
We will be able to give you an indication of what you can expect this fee to be based on previous projects. We will liaise with building control on your behalf and they will invoice you for their services directly.
5. Structural Engineer
It is often necessary to involve a structural engineer to calculate load bearings etc. Again, we will organise this for you. We will be able to give you an indication of what you can expect the engineer’s fee to be based on past projects and they will invoice you directly.
6. Party Wall Agreement
When new foundations are being laid for an extension within three metres of the boundary, it is often necessary to obtain permission from your neighbour. Some loft conversions may also require permission if the proposal is to affect the party wall. We will be able to advise you on how to go about this.
7. Budget for the Build
Once the building control drawings are underway we will be able to provide you with an itemised budget for the build. If you choose to go ahead, payment will be invoiced in stages throughout the build. Prior to the build commencing, we will provide you with a schedule of works. This will show the start and completion dates, itemised budgets for each stage of the build and dates in which payments will need to be made for work completed.
